The Three "P's"

There are three P's to a successful listing: one that gets a contract within a short period of time and then moves towards closing without difficulty. 

  1. Place is the first. Following the "less is more" concept is key. Make the home feel like a model home with minimum items and certainly nothing personal. The buyers need to see themselves in the home, not the Seller. Also, having a great first impression is important so gentle landscaping, pressure washing, deep clean, and repair of any obvious unsightly items. Also go beneath the surface such as chimney cleaning, septic service, roof repair, HVAC service etc.
  2.  Promotion is the second "P". That is my job to get your home properly merchandised via staging, professional phones, interest exposure, agent exposure, etc. I pay extra attention and money to make that happen. 
  3. Price is the third "P". Using as many resources as possible to come up with a list price that attracts customers and meets the Seller's desired net is also my job. AI, local comps, fellow agent insight, and my own experience helps create the best price to present to Buyers.
